Building Manager Facilities Caretaker

**Lets Write Africa's Story Together!** Old Mutual is a firm believer in the African opportunity and our diverse talent reflects this. **Job Description** To ensure the building is safe, secure, clean, functional, and well-maintained while coordinating maintenance services, supervising contractors, supporting tenants, and protecting the value of the property. Responsibilities ================ * **Building Maintenance and Inspections** * Conduct regular inspections of the building and ensure all facilities, equipment, and services are maintained in good working condition. * **Plumbing Maintenance** * Attend to leaks, blocked drains, toilets, sumps, gutters, and other plumbing issues, carrying out repairs or arranging contractors when required. * **Electrical and Mechanical Systems Management** * Monitor and maintain lifts, air-conditioning systems, generators, lighting, boreholes, fountains, and other electrical and mechanical equipment. * **Structural and Carpentry Repairs** * Ensure walls, roofs, doors, windows, floors, and parking areas are in good condition and coordinate repairs where necessary. * **Security Oversight** * Supervise security contractors, monitor guard attendance and performance, ensure building safety, and support fire safety and emergency evacuation procedures. * **Cleaning and Hygiene Management** * Supervise cleaning contractors and ensure the building, public areas, toilets, basements, and car parks are clean, hygienic, and well-maintained at all times. * **Landscape and Grounds Maintenance** * Monitor landscaping contractors to ensure gardens, plants, flowers, and surrounding grounds are properly maintained and aesthetically appealing. * **Tenant Relations and Customer Service** * Build and maintain positive relationships with tenants, address facility-related concerns, conduct regular tenant visits, and represent the organization professionally. * **Contractor and Service Provider Management** * Supervise contractors, verify attendance and work completed, monitor service quality, and ensure accurate recording and reporting of maintenance activities. * **Administrative, Reporting, and Asset Management** * Prepare periodic reports, maintain inventory records, track building consumables and equipment, assist with rent collection activities, and ensure compliance with company policies and procedures. **Skills** Agile Project Management, Executing Plans, Facility Maintenance Management, Management Reporting, Occupational Safety and Health, Oral Communications, Policies & Procedures, Property Operations, Report Review, Resource Scheduling, Servant Leadership, Storage Management, System Operations, Workflow Management **Competencies** Action Oriented Collaborates Communicates Effectively Customer Focus Demonstrates Self-Awareness Directs Work Drives Results Ensures Accountability **Education** **Closing Date** 30 August 2026 , 23:59 _**The Old Mutual Story!**_
