Commercial Manager | Data Centre Projects | Dublin Join Kirby Group Engineering and take ownership of the commercial delivery of some of Europe's most complex and high-profile data centre projects. This is an opportunity for an experienced Commercial Manager to play a pivotal role within a growing business unit, leading commercial strategy, managing risk, supporting project delivery teams and developing the next generation of commercial talent. Working closely with senior leadership, operations and project teams, you will ensure commercial excellence across the full project lifecycle, from bid evaluation and contract negotiation through to final account settlement. The Opportunity As Commercial Manager, you will provide leadership across the project, supporting the business in achieving its commercial objectives while ensuring effective governance, risk management and contractual compliance. Working alongside the Commercial Lead, Operations Manager and project teams, you will help maximise project value, improve commercial performance and strengthen relationships with clients, subcontractors and key stakeholders. You will also play a key role in developing commercial processes, mentoring commercial professionals and driving continuous improvement across the business unit. Key Responsibilities • Lead the commercial management of major data centre projects from pre-construction through to final account. • Manage business unit revenue, profitability and cashflow, ensuring accurate forecasting and reporting. • Support and implement the optimum commercial structure to drive project and business success. • Lead and develop the commercial team through mentoring, coaching and structured training programmes. • Chair regular commercial reviews with operational leadership teams and ensure key deliverables are achieved. • Oversee Quantity Surveying activities and ensure all commercial milestones are delivered in line with programme requirements. • Review and challenge project profit plans, valuations, forecasts and cost reporting. • Lead contract negotiations, bid management activities and dispute resolution processes. • Conduct commercial and contractual reviews of tender opportunities and likely-win projects. • Identify commercial risks and implement effective mitigation strategies. • Interpret contract obligations and ensure compliance across all stakeholders. • Support project teams in managing change, variations, claims and commercial correspondence. • Drive commercial awareness across operations, engineering, planning and finance functions. • Audit live projects to ensure commercial controls and governance processes are effectively implemented. • Manage subcontractor and supplier commercial arrangements, including contract administration and payment approvals. • Ensure robust subcontract and purchase order processes are in place before site commencement. • Lead final account negotiations and ensure timely release of retention monies. • Drive continuous improvement initiatives and support implementation of commercial best practice. • Build and maintain strong client relationships throughout project delivery and beyond project completion. • Capture and communicate project lessons learned to support future tendering and project execution activities. • Ensure compliance with all company policies, quality standards and information security requirements. What We're Looking For • Proven experience in a Commercial Manager, Senior Quantity Surveyor or equivalent leadership role. • Strong experience delivering major construction, engineering, MEP or data centre projects. • Excellent understanding of contract administration, commercial governance and risk management. • Demonstrated experience leading contract negotiations and managing complex client relationships. • Strong financial and commercial acumen with the ability to influence business decisions. • Experience managing and developing commercial teams. • Excellent communication, stakeholder management and leadership skills. • Strong understanding of project controls, forecasting, cashflow management and cost reporting. • Ability to operate effectively within a fast-moving project environment and manage multiple priorities. • Degree qualification in Quantity Surveying, Commercial Management or a related discipline is desirable.
