Through our recruitment, career development and employee-focused programming, we are committed to fostering a welcoming and inclusive work environment where high-performance talent of diverse backgrounds, experiences, and perspectives can build careers within this exciting and growing industry._ **Job Description** Key Responsibilities -------------------- ### Fund Management & Portfolio Oversight * Lead the day-to-day management and oversight of flagship development funds, including portfolio performance monitoring, strategic reviews, and value creation initiatives. * Drive fund-level analyses, including performance evaluation, cash flow forecasting, hold/sell assessments, and investment return measurement. * Oversee disposition processes and execution activities in partnership with internal and external stakeholders. * Act as a key operational leader during new fund launches, ensuring seamless portfolio management and fund readiness while coordinating with fundraising teams. * Monitor portfolio-level performance metrics and proactively identify opportunities to enhance returns and mitigate risk. ### Investment Strategy & Cross-Functional Leadership * Partner closely with acquisitions, development, project management, leasing, finance, and capital markets teams to maximize fund performance. * Provide strategic recommendations on portfolio construction, asset-level initiatives, and investment decisions. * Evaluate portfolio risks and opportunities using both quantitative and qualitative analysis. * Support investment committee processes through preparation of analytical materials and strategic recommendations. ### Investor Relations & Fund Reporting * Lead the preparation of investor communications, reporting packages, investment committee memoranda, and presentation materials. * Maintain the highest standards of accuracy, responsiveness, and professionalism in communications with institutional investors. * Support fundraising initiatives by providing portfolio analytics, performance data, market insights, and investor presentation materials. * Collaborate with global teams and investors on reporting requirements and strategic discussions. ### Leadership & Team Development * Mentor and develop junior team members across portfolio management and analytical functions. * Lead internal workstreams and cross-functional projects, ensuring timely execution and accountability. * Foster a collaborative, high-performance culture aligned with the firm's values and long-term objectives. * Support the professional growth of team members and help build future leaders within the organization. ### Required Experience * 10-15 years of relevant experience in real estate investment, portfolio management, asset management, acquisitions, private equity real estate, or related investment fields. * Strong understanding of the full real estate investment lifecycle, including acquisition, asset management, portfolio optimization, and exit strategies. * Experience working with institutional-quality investment platforms, funds, or large-scale real estate portfolios. * Exposure to investor reporting, governance frameworks, and fiduciary responsibilities. ### Technical Skills * Advanced financial analysis and modeling capabilities. * Strong understanding of portfolio management metrics, including IRR, cash flow forecasting, return attribution, and performance benchmarking. * Ability to evaluate investment risks and opportunities from both strategic and financial perspectives. ### Language Requirements * Native-level Japanese. * Business-level English with the ability to communicate effectively with global stakeholders and investors. ### Education * Bachelor's degree in Finance, Economics, Real Estate, Business, or a related discipline. * Advanced degree (MBA, Master's, etc.) and/or professional certifications such as CFA or CPA are highly valued. **Reporting Relationships** Principal, Portfolio Management Development Fund, Real Estate Japan _There is no set deadline to apply for this job opportunity.
